It does not sound like a moneymaker anyway so you can do better with a different property or investment vehicle.

And just because I have been using math my whole life, I had no idea that numbers could get so complicated and if I didn't understand these advanced concepts than I would fail at that high level.Also, many people do want real estate to be a faster vehicle to wealth than what they are doing currently.  

Insurance is a great vehicle to protect assets if that is a concern and there is no reason why you can't own real estate in your personal name.

I am concerned that once AV (Autonomous Vehicle)  or FSD Full self-driving cars are ubiquitous, no one should really own a vehicle.  

I would not want to discourage your future investing in real estate, as I truly believe it is the best vehicle for long term financial success.
