A good agent can help you negotiate some closing cost credits to help with this , but If you don't have money for close to a 3.5-5% down payment, then I would imagine you'll be in a tough spot if you run into unexpected repairs or vacancy (roof leak, water heater, on and on).

We removed inspection contingency by signing CR1 form indicating: ALL Buyer contingencies are removed, EXCEPT: Loan Contingency and Appraisal Contingency.The very next morning after we removed inspection contingency my husband (sadly and unexpectedly) got laid off from work!

The way you can tell is they say 28% of all of Texas is institutional investors compared to 13% average for the country  since we know the real average for the country is 2%  we know they’re wrong, by accident or on purpose  https://www.wfaa.com/article/n...They are simply stating how many were bought by investors and then mislabeling the buyers.
