We have rented to families (typically single parent) with children. 

May I ask what you typically use as a holding fee (amount or % of rent)?

For example prop 19 stated fire victims would maintain their prop 13 status but they largely removed prop 13 protection for inherited properties.  

I typically allow my tenants to rescind the 30-day notice as long as they are up with their payments and are not violating any rules. 

They have higher rates and typically have prepayment penalties, however they require much less documentation. 

For example, I'm assuming that I don't need to notify the tenant before we come in to the common areas for maintenance.2) As far as I can see, the previous landlord was not paying the tenants simple interest on their security deposit when they checked out.

If you do this with a duplex for example, you are looking more at something like living in one of the units while renting the other side out for $1200-$1500 a month.

HI BP,I've been thinking about what to ask from tenants in case of issues...besides a copy of their gov't ID (Drivers or passport), credit report stating full name, address and birthday, what else do you all typically ask for? 

Or if this could be typical and it’s better to correct this behavior earlier than later.Are there other thoughts or advice for this particular situation?
