oil touched similar (low) numbers back in early 2016, but rebounded by that summer. this was followed by mass layoffs at devon and chesapeake (which will go belly up at some point) and sandridge going belly up (look like they're trading around a buck right now, so bk#2 is def. possible). do you recall what happened in RE market back then?

Keep in mind that building credit with your business if great for trade lines, but I run into a lot of investors who believe once they have built up a credit score for their business, they will be able to buy real estate and not have to sign personally or use their credit. 

Multifamily in some metro's has been traded far too long with valuations based on tomorrow's performance.

I think if you want to learn the business you'd be better off reading David Greene's long-distance investing book to gain all the skills regardless of if you have a license or not.
