Examine the terms of financing. for keeping a rental property as opposed to selling, and take long-term investing objectives into account.

In other words, sufficient capital for the cash purchase of a property (plus rehab) and eventually refinancing the completed project to a long term loan.

In terms of advice, it seems like you have a solid plan of what you're looking for so I'm not sure what else I can add other than I think it's a great idea.

I believe that under a standard title insurance policy, building code matters, zoning and other governmental restriction on the use of the property are excluded from coverage so unless you purchased an extended form title policy there probably is no coverage, but it never hurts to submit a claim.
