I was thinking payments around 5k per month, that way I could still make the payments even if I dropped to 75% occupancy, for a total of 6-7 years and then have a balloon payment on the back-end I suppose.

Obviously not sustainable long term either.Total Return for the first year: -3,600(cashflow) + 5,694(equity) + 24,375(6.2% appreciation) + 4,000(tax break) = 31,000Total paid for property: 46,883.39 Total ROI for first year: (total return/total paid) = 66.1%There are two things happening in April 2015: Getting a new appraisal to drop the PMI (the market prices here have been growing at 6.2% year over year) and the raising the rent to market rate.

Ours was a single family and the other persons was a 2 bed condo; I think once people can't move before school starts the rental market here diminishes a lot.I didn't contact people who had looked previously because I figured if they were still looking they would see my price drop on the websites.

Good call on the property management - assuming 10% I think my net income (so to speak) drops to around $310/mo and DSC drops to 1.3.
