Speaking of which, maybe there should be a class action lawsuit against ambulance chasing lawyers that are scalping 30-60% of a client's settlements.

Don't expect them to spend a lot of time on this up-front conversation, but they probably will be willing to give you some top-of-head numbers in the process of looking for another possible client. 

Doubtful the PM will give you a direct receipt so then a client can go around them and go directly.

There's even a person who started a crime scene cleanup business and also offers to buy the disaster properties from her clients vs cleaning them.

Hey @Dennis Gallof - I'm an investor & broker in NYC, and am very familiar with Astoria as I work with multiple multifamily clients in the area. 

We interviewed the builder and check that all the legal documents are in order before we refer to our clients.

I understand that they do some of their own servicing but I do not think they provide for outside clients.

Monthly rent + rate increase + probably getting a clearer picture of taxes/insurance would be my guess for that.So I wouldn't completely blame whoever you were working with on that, but if it were my client I would have tried to get a clearer picture of that going into it and either treat it like a 'vacant' or go off of market rents (assuming they are closer to $1200).Good luck!
