In my limited experience the bank data is for reconciling against the data you've already modeled in QBO through invoices, bills, and recurring transactions to automate their production, generally speaking the bank data isn't a source for that info, that's at least the mind shift I had to go through.

Also, at least one of the counties there is going through a county-wide tax reassessment currently, which is going to greatly change some of the tax bills, so keep an eye on that if the Poconos is a consideration.I can't speak to South Florida specifically, but broadly Florida was one of the worst hit markets in the country in the last recession, it might be a consideration to pick up a place down there during the next market bust if you aren't in a hurry.

I upped my offer by 3k, wrote a personal letter with a family photo, (did this because when speaking to the listing agent I found out the tenants cried when they learned the current owners were selling, so I knew emotion might be in play and wanted to let them know we are a young local family that care about our tenants).

in VA a 30 day notice is 30 days from the rental due date not just 30 days from.whenever you choose and he ignored his false 30 day termination via email so if i were to pay the prorated amount i would have agreed to his terms and he is not accepting my rent and I have severe health issues and needed the time I was legally entitled to.
