I don't see why your agent wouldn't simply answer those questions for you.

I went out of state, simply put I tried to make it work here (1031) but could not for the life of me get an offer accepted at a price point that'd work for me.

My two partners simply brought the deal to me. 

I just did that, converted four mortgages into one, cut out of pocket expenses $2800 per month as well.

Should not be a big deal to run from the meter to the line connecting the 4/1 to the 1/1 cut off and connect the new line.

@Johnny Corbett Generally the cash flow from multi family properties will allow for a greater return simply because of the efficiency and costs associated with purchasing say a duplex vs a sfr (obvious variables simplified).

But easily solved - you simply complete the 1031 and then contribute the property into the trust.  

They are not partners, I am simply using their capital to help seed my hard money loan and/or for repairs.I would like to hear what returns other investors are giving their family members on these types of deals.
