Recently, I started using CMA (Comparative Market Analysis) to get comps.For those of you who are familiar with CMAs, do you have any pointers on how to best use them?

You can advertise no pets which will eliminate most people and just deal with the few that do reach out. 

So far I've marketed on FB, through my own network and on a rental site that shares to several others like redfin... etc.

I am currently doing property management on Cape Cod and looking for new opportunities.

After listing as a turnkey for a few weeks, the traction has been minimal and have begun exploring DSCR loan options to refinance and hold as my hard money loan is maturing in a little over a month and I do not want to extend. 

These are the types some flippers who do several flipps at once will use one or more above the rest type contractors. 

While they are very nice and I believe good people, I have had a few deals fall through after months of hard work on them because they do not fight for the deal in my opinion. 

If so, how do you track how many times you’ve reached out to the same property over the years?

You can plan several years in advance what to do with a large sum of money I will pay later.
