When I did it, condo hotels were a new concept (at least to me).

Aurora is great, last time I checked population is trending up, diverse set of large employers not likely to move, and politics simpler than Chicago.

They tend to be overpriced and selling a sub par product that nobody would buy regardless of how much advertisement I put behind it....Even more confusing is the concept that wholesalers can somehow buy these underwater homes and convince a rehabber into buying them...

I know it's not a desirable, but what's the landlord version of this concept?

Your four boxes concept, checklists, dictated pricing to contractors, etc...totally embodies that concept.
