Some areas of the country seem to be very strict about that.

if you're looking for high-cashflow areas, for LTRs, the midwest seems to be the place to be. but if you're doing MTR or STR strategies, the shenandoah area might be the next hot spot for mountainous STR markets. wholesaling is a ton of work up front & i feel like a smaller % of people succeed in it, vs the larger % of people who succeed with actually buying rental properties. 

I've been looking at housing around the $30-$50000 price point in various markets and after all the monthly costs it seems my first purchase would cost less than $200 a month.

This does seem to be common.

Hello all , it seems everybody in this country is making a bigger deal out of investing in section 8 properties versus let’s just call it a cash tenant.

That will get into probably the top 20% of listing alone, since so many seem to be "throw in there whatever you got", so you get blue and grey towel in one bathroom, orange and red in the next, different sheets, pillows, throws, etc.As for what I would be asking of my designer: first you need a place that stops people from scrolling.  

It seems like a no brainer to just pay the tax and penalty.
