I have come across certain Title Companies in Houston who would not do double closings, not that it was illegal, it was just their company policy......or so they claimed. 

Lastly (and unrelated to the lender's credit issue), is it typical for the lender to require that the insurance policies start way before date of recordation?

I want to get an umbrella insurance policy to increase the equity I have accrued.  

That's only 100/month for the policy, which is roughly what I pay for similar policies in my area.

I have had to file owner policy claims because of closing attorneys and specialists not even bothering to pull property liens and back due taxes.

That is not discrimination (in the legal sense) just sound policy.

However, most major insurance companies no longer issue homeowners insurance policies here.  

If guest is paying by check we email the filled in lease (it has dates, names, contact info of guest and host, addresses, house rules, cancellation policy, disclaimers, etc) for guest to sign and mail in with the check payment.
