My wife is about to sit for her Real Estate license exam and we're both excited about what this industry has to offer.We have 3 children and really enjoy what this area of the country has to offer our family with the business and recreational aspects.

I want to here from the vets here, What are some aspects of wholesaling that you didn't know when you started, but feel as if it could have contributed more to your success if you had known?

For me, I managed my own stuff at the beginning, and still do, to learn about all aspects of the business and I believe this has made me a better investor Will allow me to later seek out the best PM when I am ready to step back.  

Roof is good, all brick siding, newer AC.

You have to have reserve funds for that emergency water heater, HVAC or roof problem that pops up the day after you buy/lease option the property.

As the house sits now there is still no roof.

Each month focuses on different aspects of investing. 

It is a good community to network and learn about all aspects of real-estate investing.

What if 2 of them need a roof in a month?

You don't want to have to replace a furnace or roof and not have the funds to do it.Again, congrats on a great start in real estate investing!
