We shut the water off on all the toilets and asked everyone to please turn water on when using only and the bill went to $26.

Can you get shut down for other items that are not up to code that don't pertain to your permit?

I'm thinking of Panera or some place where they aren't waiting to seat the next table and kick us out like a regular restaurant. (2) Which day of the week works best and a time of day.

They look premium and sense when no movement to shut lights off.   

So I got a lot of calls for potential tenants because it is 15mins from downtown and close to bus lines, restaurants and businesses (on Central)Per rent, I'd check out www.rentometer.com/ and that will give you an idea on what you can rent for.  

So I recently purchased a multifamily home in a great location, near bus lines, freeway on ramp, shopping center 2 mins away with gym, restaurants, gas station, grocery store etc.  5 mins to walmart, theaters, medical clinic, higher end restaurants etc.  

I winterize a few houses for customers who winter in Florida , first I shut the water down at the street , then we drain everything , kill the electric to the water heater , tape over the breaker , blow the house out with a 125 cfm diesel compressor , then we have a 55 gallon drum of RV antifreexe and we use a air diaphram pump and fill the pipes with the pink stuff.

Restaurants around here get inspected and rated by city every year.  70% is a passing grade but nobody wants to eat there. 

There are condos for sale with similar square footage on the adjacent streets within 0.2-0.3 mile away for double the price and luxury high rises, high end gyms, restaurants, bars, and yoga studios, all within a few minutes walking.

I've never gotten a middle of the night call, although these days I shut off the cell phone at 10PM ;) But my tenants are told (and it's in the lease) what time I and my contractor are available by phone, although I will check email and texts outside those hours.
