Sorry to hear about the bad experience that a couple people had with Will but I have found him and his company to be very reputable and honest.

Plenty of reputable lenders and investors here in SD (SoCal) that can do most/all of the work.

It sounds like networking in your local community and building a reputation would be your best advantage being that conventional ways of financing are not conductive to your current financial situation.
