Pretty minor stuff: painting, hanging towel bars, repair toilet, repair door hinges, caulk in wet areas, replace broken door, replace broken outlet covers. 

So those may last another 3, 5, 7+ years (if you haven't recently replaced them), but you will want to budget for them in your calculations.You could potentially account for less in your budget for vacancy, repairs, and cap ex, and you might be able to show an estimated positive cash flow, but in my short time on this site, I think most would suggest that in your budgeting, you should budget more for those expenses, rather than less just to try to make a deal "work."

Also Im being billed for a garage door panel replacement and I found the panel laying next to the house with the old panel still on the garage door.

I could be way off on my assumptions which is why I hired an engineer to come by.

As such, many people are buying these buildings, redoing the exteriors (trendy paint colors, new signage, putting on those big street numbers that seem to be all the rage, modern landscapping, maybe replacing some siding to give it an updated more modern look).Okay, so my question:  A buddy of mine asked me if I knew anyone that did this type of work. 

On-going maintenance is operational, major rehab or replacement is cap ex.

For background, there is some termite damage on it,that should be taken care of prior to close, as well as some other minor fixes to the roof, basement, etc.I received a quote for the building for an After Cost Value (ACV) policy, which was about 40% of the Replacement Cost policy.  

The tenant is holding some of the panels together with zip ties...nice.It needs interior paint and carpet and a minor engineered wood floor fix.My question is….I don’t want to miss the market by waiting until 10-2019, selling when the tenant is out.

Replace well pump around $1500 .00.

Of course the three-handle valve bodies keep on degrading, and sooner or later, replacing parts just won't do the trick.
