My tenants never pay me late since the app will give them reminders before payday comes.

I send a letter in March to remind them of what it will take to get the deposit back so the place better be clean.

A good CRM that will not only automate e-mail and text campaigns but will also remind you of client birthdays and closing anniversaries. 

Such a reminder that there's so many ways to get started.

While I'm not qualified to speak on whether or not you should be concerned about purchasing the property from an inspection and safety perspective, but I'd like to remind you that when purchasing a multi-family unit with FHA, this has to be a primary residence, and the Self Sufficiency Test applies: 75% of the total market rent (aka pro forma) for all the units has to be more than the total monthly mortgage payment.

If the person he speaks to is reminded of another minority who complained about the same thing six months or six years ago with the same landlord, then there's an issue. 

If they have special privileges, it reminds me of a law which an older lady refused to obey by sitting in the front of the bus, passed the white (no pun intended) line.

Remind them of what was in the property & that either they will restore it to its original condition prior to move out, or you will and will deduct the cost of the repairs from the security deposit.  

Google Calendar is my total BFF for due-date and promotional expiration date reminders.
