If you remain resident in Canada, in augmentation of Eamonn's advice, I would suggest you consult with a CPA - and possibly attorney - experienced with Canadian tax law and business organisation when holding foreign assets.Having your U.S.A. business (and assets/properties) be held and operated within a U.S.A. corporate entity will provide you with control over the repatriation of retained earnings.

Currently 17 and waiting until I’m 18 to get my first property under contract to keep myself motivated I have been getting leads in my free time just so I can get the hang of it and understand it more, however I haven’t called anyone yet because I didn’t want to call if I wasn’t serious about getting it under contract yet but I was just wondering what some of the wholesalers in this forum might think.

However, in any deal you must still bring some value to the table (capital, experience, ability, resources, etc) otherwise the remaining parties have no motivation for your involvement.As a new investor with no demonstrable track record capital is your easiest ticket to the table.

Our contingency is to just rent out the remaining properties if the market drops off substantially during the rehab process, but I'd rather not get stuck holding properties in landlord unfriendly states (New York).
