She can do a quitclaim deed to you and then you can take a HELOC on it, but what are your plans for the property? 

I like to help plan with newer investors on creating ROI and also, help growing investors and showing them routes to increase ROI.

What are you planning to do with the flip? 

Later this year sounds like a good plan. 

I plan to initially focus my search for an investment property in that area and would like to get a firm grasp on the management side of things before I dive in looking at properties.I have done a fair bit of Google-fu and can't seem to come up with any hits down that way.
