A 6 cap feels thin for a small market.

For a 10 unit I feel like your numbers are high.

Don't get me wrong, I feel like a good PM is invaluable and have no issues paying one their 10% to properly manage my property and take away my headaches. 

Personally, I find that buying is usually quicker and cheaper upfront, while building offers customization but requires more time and coordination.

It's most likely a non-recourse loan, so everyone's personal credit is fine.

I guess I will try and talk with him when I move in but I’m confident you can’t even rent a studio apartment in this zip code (06790) for $7504) When I sit down with him upon closing I plan on asking him personally if there’s anything that should be brought to my attention that needs to be done that I may not have seen on the home inspection which I will absolutely repair.  

I just read many people are leaving New York but besides COVID I feel the city is fairly recession proof (as is DC which is where I have another property but it hasn't really increased in value that much).
