You might also be dealing with un-permitted improvements to create the separate units, and, again, depending on how the office operates in your town, could either be on the hook for a huge expenses to conform, or could use the purchase and blaming the seller to make it legal.

So, just like the 'wheels and permits' thing above, it cuts both ways: rent control protects him as a tenant, but he ensures that his tenants are not protected by rent control.Another very basic reason why one might be a tenant and landlord at the same time has to do with the simple fact that the rent v buy analysis for one's personal housing, which is no small part about lifestyle, is completely unrelated to "landlord status = yes/no."

There are so many things that can use electricity that it's going to be impossible to list or prohibit them all, and even things you permit can be used excessively, such as the computer server running non-stop to mine bitcoins.

I am determined to find a way to make this project work and it surely does if all units are sold off independently BUT from a rental stand point I am seeing that cost of construction, plans, permits, city fees, and the dirt itself - this may not work.

In addition to that, higher price points are sitting on the market longer, so you have to build in cushion into your pro forma amongst other things (permitting, taxes, insurance, etc).
