@Jorvon Smith Im a Cali raised kid, but i get around, the midwest is where it all happens for me, i love investing there, i dont know if its the crazy weather or slow paced living...But one things for sure, be careful who you take advice from...Some people in this thread dont like competition, so they will tell you anything to keep you out their backyard...

But at this break neck pace it feels like I'll often be just $10-$15k away from closing the next one.I should also add this is the peak season of the year for real estate in Chicago.

Of course, expenses will tend to track inflation also, so it's typically a wash.I'm not saying there won't be places where appreciation out-paces inflation (there certainly will be), but to try to predict and forecast 30 years in the future isn't feasible (in my opinion).

You can do this all on the side at your own pace with a full time job, and actually having steady employment is good for you when getting mortgages on property in the beginning.

I invest using conventional financing with my own money down, so I acquire properties at a slower pace than many members here on BP, which suits me nicely.

I recommend Eleuthera Bahamas for a short trip out of the US if you want a great place at a slow pace!!
