I would have a hard time believing much of anything… You need to form your own opinion… And not rely on the seller.

Probably the reason you are having a hard time is because they are not really used that much… Most buyers of apartments or larger commercial properties have cash or bring in their own financing, and rarely ask for land contracts.Sometimes there are seller carried 2nd’s or subordinate financing, but very few land contracts… Anyone else have an opinion on this?

So the investor needs to hold the property for at least 60 to 90 days, in my opinion to be able to get the Title Insurance Companies to insure the property.

It is of my opinion that the credit market on the personal side for real estate mortgages are much tougher to obtain and have lower %LTV, especially for non-owner occupied property than the commercial lending market.
