After reading some of your posts over the years it's clear that your a very disciplined man we could all draw some motivation from.

As a fellow newbie ( and Californian) it is an awesome community to learn, network and motivate you to take action.

I thought letting them know the deadline date would make them even more motivated to sell their house before it's too late.

The main sticking point is that I will need some sort of creative financing to get the down payment.

A good feel/fit for the broker and trainer is important, however, don't look to be too warm and fuzzy--you need to find someone that can teach you, challenge you, help keep you motivated and goal oriented. 

If you do a mailing, you probably don't want to send to the Absentee Owners because they are already getting a lot of mail.If you find another market, think about sending to one of the newer motivated owner occupied lists such as the Low Financial Stability Scores (FSS).

I haven't been motivated in real estate but I recently got remotivated and ready to get back in the game.
