If a lender saves you $200/month on the payment but you spend an extra $8k in fees, you didn't get the terms you think.

When buying a car people want to know what  the monthly payment will be ?

For a BRRRR it should cash flow about $300 monthly, and as a all cash rental about $600 monthly, and both of those were with more upgrades than really necessary for the house because I wanted to way over budget the repairs, because I'd rather over budget and be happy that I'm under than go way over. 

Additionally, the rules are also very landlord-friendly so you won't have to worry about evictions taking as long as 12 months because they're very quick here.

@Ashley MadaloneI may not be understanding what you're proposing... but there is no $2M deal that nets someone $240K a month.

Many people forget to include a CapEx fund, Property taxes, and even the amount of Income Tax you'll pay on your monthly income.
