Don't piece meal your first house. 

Your weak quitclaim deed will be in the title chain. 

I would not want a chained dog tethered outside in any of our units and would send a notice if that happened.   

Say if you decide to stop investing and you finally pull yourself out of the chain, do you have to pay taxes on everything that you used the exchange on in the past?

Today I contacted the current landlord (large, national apartment chain) where I completed their "reference request" paperwork in order to get some basic background on the applicant who wants to rent from me.

Costs can and usually do become much more exacerbated and costly whence approaching it on a piece meal basis. 

Failure to obtain insurance breaks the chain of title, it is required in some states as that is how title is perfected and transferred, with title policy.

It also requires process and buy-in from all the people in the supply chain.

I have considered it for the reasons listed above...... its a near guaranteed payment and many don't want to do anything to lose their "meal ticket", so they tow the line...My only concern has been the hassle to get it set up....what's involved to get your unit section 8 approved, the paperwork etc.
