I've found a promising one in Colorado (haven't yet drilled into the PPM but initial hour on the phone with a key operator was extremely positive) and it sounds like an incredible backstop if a 1031 hits the rocks and fails for any number of reasons.

@Bryce Betley I agree with Account Closed 100%, propstream rocks and is a great source for pulling lists.

I may not be giving the current window a "fair shake" as I'm sure its a low end Pella or JW from Home Depot and does have a break in it, but having a loud living room makes the property undesirable. 

Focus on your cash savings and work on a rock-solid pre-approval with a local lender before starting any house hunt.
