I will say that when people fly in it typically does make them more trusting and relaxed throughout the process and that's worth a lot to both sides! 

There is a lot to new construction or additions.

A LOT to consider here, but obviously, I love the asset class - Sold off over 500 single family and apartment units back in 2005, and never looked back. 

Prices aren't quite as high as they are in Northern Virginia, there's a lot of industry/economic strength there, and it's a fun city with a lot to do.

I looked into Santa Cruz last year as there is a lot to like (college town, weather, beach life, proximity to Silicon Valley) but I couldn't make the numbers work.

That's a lot to ask of a complete stranger!

While it's a lot to absorb for a first deal, the education would be excellent. 

There aren't any large manufacturing facilities or job magnets moving there, their local city council leaves a lot to be desired, and the state-wide minimum wage is also going to put people out of work, so I fail to see the desire just because properties are cheap. 

Obviously they have a lot to gain being in my humble presence (my leads).and they will work with you (well when I say "you" I do mean "me")So step up, provide value, Show them you are not to be reckoned with, you are the shark in the pond of lil shrimp.
