The trap for the landlord is if the LL disconnects the power to the tenant after the tenant fails to transfer it.

I'm under contract on a property in South Holland (Southwest of Chicago) and looking for input on inspectors.I've been referred to Ryan Valan at a company called General Property Inspections (http://www.valinspect.com/) but would love to hear from other investors about folks you've worked with.

I'm curious to see if anyone has some input on these issues - right, wrong or indifferent - esp if they are active in the market, like Jay and a few others. 

In order to solve for PV you need a rate as an input.

@David HodgeUnderwriting to (M)IRR should give you a better understanding of the business, but even then you still need confidence in your inputs and any assumptions: "garbage in, means garbage out".

I did tell him I would have to walk through the property  before making a offer  (for my exist strategy I was thinking wholesaling or sandwich lease option) any input would be helpful  thanks in advance.
