Even worse, investors generate multiple transactions but the pricing / costs seem to be not better than the once in a lifetime house/ homebuyer.The guy in this $880K flip, got $130K out of the deal ......but the transaction and financing costs were almost as much.This makes me think 2 things:1.

Time to make calls and find leads and linking those leads to together with buyers building relationships etc ... but BUT it can be done and it is well worth it man

My main reason for considering commercial is because 1) the duplex and triplex and even 4plex market in my area is very competitive and it drives purchasing prices too high. 2) I guess I’m kind of a pretty ambitious guy and my wife has followed my lead and trusted my guidance and I want to help our growing family (2 kids and 1 on the way) meet our financial goals as fast as I can!

The answer becomes more SFRs, but this can instead of solving the issue, exacerbate it, leading to so-so communication.Thus, I think that most TK guys and gals are good people who try, but there are structural deficiencies that are almost impossible to overcome within the model itself.As you know, when we buy apartments, property management, contractor budgets, and pay roll are all included into the model.
