While those metrics do provide useful information, because so many people do not understand them, they tend to misuse the analysis and therefore could be led to draw incorrect conclusions from them.

So essentially, "comps" IS the market.The suggestion that only single family house valuation method makes use of "COMPS" is incorrect because multifamily apartment valuation method also uses "COMPS".
