@Alexander Felice yes I wrote the price incorrectly it was selling price was 114,000 not 140,000...

While those metrics do provide useful information, because so many people do not understand them, they tend to misuse the analysis and therefore could be led to draw incorrect conclusions from them. 

@Dave Foster,   I'm guessing you never invested in a crowdfunding investment, because you are still giving out incorrect information.

So essentially, "comps" IS the market.The suggestion that only single family house valuation method makes use of "COMPS" is incorrect because multifamily apartment valuation method also uses "COMPS".

I figured most people do the PM themselves and hire out maintenance, so trading one for the other would be a fair way to divide the work without sacrificing too much cashflow (correct me if this assumption is incorrect).  

They are fair with prices, there work is pretty solid but they work slow (and some other quirks).

Then I could not get a loan until I had equifax fix my incorrect date of birth that they had on file - I have no idea how this happens in the first place.

I actually reworked CapEx to $160 per month once I noticed that the percentage mindset was incorrect.
