My primary concern is the county not permitting a second "dwelling" and making me remove a kitchen or bathroom in unit b.

My properties are not easy to underwrite conventionally as they have boarded windows such as no longer utilized bathroom windows or basement windows (common for the area), siding and roofs not in best condition, and higher crime areas.  

My question is, how do you determine if it’s worth adding another bathroom or bedroom.Any other Tips I should consider on the first flip will be appreciated.

So after spending some quality time to resolve a clogged drain (hair) and replacing some worn parts our tenant's bathroom sink was working perfectly.

I recently inherited some rental properties from my parents and I need to rehab a bathroom. 

We got the spots treated for $750 (seller paid for it), so i thought everything was good.2 months into the rehab I found severe termite damage while tearing out drywall in the spot i had sent my realtor a picture of and it the downstairs bathroom on a load bearing wall which will probably end up costing me thousands.I should've done better due diligence, however, I am not an inspector and thought I was covering myself by getting it inspected/treated prior to buying.

Purchase price: $40,000 Cash invested: $141,000 Sale price: $230,000 Rehabbed the interior & exterior of a 4 bedroom and 3 bathroom single family including changing the property from a top and bottom duplex to a single family home.

One sticking point was the toilet in the upstairs bathroom, which was loose and leaking. 

Additionally we are remodeling most of the house and adding a new bedroom and bathroom, entire house will be 2100 sq ft afterwards.

Upgrades to kitchens, bathrooms and common areas, as well as increasing resident services have all proven to be successful strategies in our past investments.
