It has been a 3 year journey  to get where I am today with lots of turns and twists but if one   has a plan and keeps evaluating it adjusting  visiting and making improvements   you get where you want to be  .

@Beau Pearson equity is useless unless you can access it.

It may or may not improve but until it improves you are purchasing in one of the lowest class areas in San Diego.  

We are in the process of revamping/improving our Inspection process.

Meanwhile there were honest, law-abiding people using it to improve business as we know it. 

In BRRRR, you buy a distressed property or at least one that has potential for substantial improvement, rehab it to build equity, rent it for positive cashflow, and then refinance out what you invested or more to have funds to do the next deal.

A skill set they do not have access to, is something of value that you can provide in return, without money.
