Single family is a little slower long term but short term you can implement rent by room and find distress property that can be renovated  and ultimately leveraged to purchase the MFR

Decades ago I started charging hundreds in pet application fees, monthly pet rent, lock change fees, and so many other things related to long term rentals, that only a fraction of the industry has started to implement today.

I would need to go out and actually implement the strategy which would incur additional costs.

Petersburg has implemented strict regulations on short-term rentals, but mid-term rentals remain relatively unrestricted.

This will give you first hand experience that’ll allow you to implement the systems and scale with mitigated financial and time risks. 

While you're waiting, others are establishing and implementing strategies and investing.

At the moment we are implementing a training program for young candidates motivated to learn new skills and also setting up a system to even fly out of state contractors to our city for larger projects. 

Implement a majority rule where 1 partner cannot force a sale, but 2 partners can.

You just have to develop a system and implement it.  

From my projections for the Leominster implementation, it seems that there will still be a pretty wide spread between the increased gross rents less the additional expenses, but we shall see!
