I've been house hacking/investing in Reno for years and there are multiple ways you can get creative with financing. 

Additionally, while Japan provides tax deductions for housing that you live in, it doesn't seem to provide such deductions for investment property. 

We've had an oversupply in housing the past 2 years or so and will probably continue for the next 1-2 years, but everything I'm seeing has shown next construction starts have dropped substantially in the past 1-2 years so good chance we have an undersupply again in about 2-4 years once everything still being completed does finish and gets leased up.

As I grow and expand my business, I would like to start doing most, if not all, of my direct mail in-house to save mailing costs in the long term.

If at the end of the year I have ended up not making as much as my expenses is it technically considered a loss or since I own the house, has the house provided me more income?

Maybe longer listings for houses. if you are looking at Businesses for sale, lots of the time they might not know they can or understand it.

Situation: Mom bought the house over two years ago, her name is on Mortgage and Title alone.
