These are two very good cash flow markets, but in addition to cash flow, they both have strong economic and demographic trends.

The calculation seems right as you are losing money on paper, but you have a tenant helping you build equity and rents typically trend up. 

Study the current trends and go for a design that will appeal to what people want. 

I prefer 32205, 10, 20, 21, 22, 34 , 44 and the 320 Zip codes in Clay County.you will have some trending historical revitalization areas in 32206 that are very hot like up.to 300 block and not past 11th st.

Hi Jason.....there's a new and apparently strong trend in the inspection industry toward 'pre-listing' inspections.

Therefore analyze everything to see how well your ideas line up and remember that markets are softening and will make the above trend stronger.

@Karen Rittenhouse it was more an anecdotal trend that this property manager noticed from their clients.

In the hottest REI areas in Ohio though what you mainly see is pre-1930, wood frame,  wood / vinyl siding, sketchy wiring, and old plumbing and if there were updates completed they didn't pull permits or keep any paperwork that would allow us to credit for the updates.

Both offer solid cash flow but also have strong economic and demographic trends which is important when considering a market.
