The PM initially marketed theproperty at the highest market price during the holiday season.There was a lot of interest but no applications around theholiday season.

I do not agree with the gift card for the holidays.

While this works in theory I would be very concerned that with the holidays the rent wouldn't be paid.

That may make for some awkward holidays, but not nearly as awkward as it would be if they owed you money they weren't paying, you were subsidizing their lifestyle, or you gave them advise that didn't end up working out.

Everyday they are not paying rent, you are hosting them for free.I had a tenant over the holidays who took complete advantage of the situation and I had go through the complete eviction process in the courts.

Perhaps establishing an escrow account for the entire lease period is something to be explored.They choose California for two very simple reasons, it's very heavily populated with Asians but most importantly it is the closest to China so the trip home during summers, holidays etc...would be the shortest.

In the meantime shes telling me that due to the weekend and the holiday she isn't late until the 10th.  

My bank account during the Christmas holidays was breached because my Facebook was hacked on a couple occasions.

If you end December 1st, you could have a hard time finding renters because no one likes to move during the holidays.
