Anyone know of a broker in/near Springfield, Missouri that fits this description?

I welcome any and all input.Seller financing on a $40K dirt lot (R-1)50% down payment via wire transfer2 year promissory note secured by deed of trust, notarizedA few different County forms to establish taxable value, change of ownership, a legal description of the property, etc.

I am thinking the best route right now is to seek approval from the Seller/Seller's Agent to just simply create a listing for the 2 vacant units with a general description and provide a date for a future open house.

It will take a great deal of trust to go through the rehab process and renting the units when you are not geographically located around the properties.I currently live in Oceanside, CA and grew up in Chicago.

Now if you have something like a handicap ramp, I would include that in your property description.

Many appraisers claim to have "geographical knowledge" of the area (which is what is required) but in reality they just grab the assignment to make a few bucks and may not know the intricacies and nuances of the neighborhood, which can make or break it.  

I think its smart especially if you are trying to diversify geographically out of state where oversight would be more difficult for your active side.  

Your description seems to meet that standard.Not sure where you are getting your definition of an improvement.
