I am a naive want-to-be investor (right now) looking to get myself to a good level of knowledge to pursue the field.And although the I live in the UK (where I'll invest) I've been listening to the BP podcasts in order to learn how to invest and how to think as an investor: which are not things restricted to an American information source!

You can spend a lot of time searching for sources for "the best" numbers, but I personally question whether there is such a thing.

If you do a Google search you should be able to find a credit reporting source depending on where they are from. 

The purpose of investing passively is to leverage a sponsor's time, expertise, and ability to source great deals, but your overall experience will be driven by the answers to all the questions above, so make sure to cover that in your vetting process.

I included this because I don't want to see anyone blindly following advice just because you heard it from a so called reputable source.

Hey David, Respectfully I think you should Google your question, I find you learn more when you research it, two I don’t want your source to be me on the topic, and 3 I googled it myself and you will find your answer there quite easily!

Do not miss that San Diego's appreciation is far greater than the high cash flow market's cash flow.Most investors over value the initial cash flow and fail to fully evaluate the other sources of RE profits.Good luck
