Never show or let someone move in while you are fixing the house up. 

The Sub-2 to Lease Option plan is a good and creative plan, but ideally to make it work great is to get a real cheap house sub-2, fix it up, and refinance it/re-title it to your name so you can completely control the property and equity. 

That said, there are thousands of landlords who do it successfully here.I've confined my REI to fix & flip work. 

I think in most situations you'd be better off buying a turnkey with 20% down, especially if you can get a fixed rate loan.

Good morning,Does someone know if a foreign investor does a Fix and Flip in the usa also pays Self emplyment tax ?

I'm not going to pursue this property but I would still love to hear about anyone who did a fix and flip in a rough neighborhood. 

I know the rehab "R" would be more like getting more storage units rented or increasing the rents rather then fixing up the property, even though you could do that too.
