Also with 7 years more on a fixed rate you have flexibility in the market cycles on when to refi or sell the property.In this environment my clients rarely assume a commercial loan as the loans generated a few years ago or longer are usually higher interest rate and terms are less flexible then they are today.

it will still be a challenging learning experience, but you can generally sell it when you're ready, you should have fewer tenant issues (non-payment, holes kicked in walls, etc)... and it will position you well to move on into the larger park environment when you're ready.

Even if you pay them, they will have bigger fish to catch than you who can't contract with them following your guru step by step methods.That means you need to learn real estate, there is no guru that teaches real estate that I know of, nor do most mentors or coaches, they reach in your pocket to provide a service, not an education in valuations, or the basics you must know before you can even value a property.
