I previously had a self directed IRA with Entrust and had numerous issues mostly related to the time it takes then to process requests, which can potentially cause you to lose out on deals. 

Without proof of income youll have to go with a subto or seller financing deal.

It’s not explosive growth like dallas or the rest of the Texas triangle but you have a billion of other investors hunting for deals.

I do a lot of BRRRR deals for clients in Detroit.

I am an end buyer looking to buy 15-20 deals a year for flips. 

You do a partial 1031 exchange or not at all ( pay the tax ) and invest in value add turn around deals with a syndicator or on your own.None of what I have posted here is legal advice.

Ask the manager to explain their process for dealing with maintenance, late rent, evictions, turnover, etc.
