Hello All,I am trying to understand how depreciation of a long term upgrade (Solar) is calculated for tax purposes / understanding the real cost. 

This 3 Bedroom / 2.5 bath home comes with a series of upgrades including: distressed wood flooring, custom lighting, granite countertops throughout the house, custom paint, new dual pane windows and sliding door, custom tile work, built-in audio system in master bedroom and living room, stainless steel appliances, built-in wine fridge, washer / dryer, and so much more!

It was September 2018 and my portfolio at that time consisted of a 6 unit building with 3 storage units that is worth $410k and brings in about 4k gross a month, and in a neighboring town I have 3 duplexes and a half of a duplex all within a block a part of one another. 225k, 170k, 150k and 98k purchase prices and rents ranging from $950-$1,300. all units were bought with good tenants or only empty for maybe 2 weeks after I purchased the property and all but one of the duplexes, the 150k one, were upgraded in last few years.That September I thought it would be a good idea to try my first BRRRR.

This is based off of much less upgraded houses recently sold in my neighborhood.The remaining balance on loan is 230KI do not know if doing a cash out refinance would make my monthly payments and property taxes much higher to gain access to the money or if using a HELOC would be a good way to go or even if there is a way to pay off the loan with the equity.

Fresh paint throughout, added landscaping to front yard, leveled yard in back, added sod and fixed fence to create better entertaining space, designed and upgraded main and guest bath.

@Frank Bonzai Costar definitely has off-market properties, but I actually wound up going with Reonomy, mainly because their less pricey option includes debt info, whereas with Costar you would need to upgrade to get that.

New landscaping/upgrades and exterior has all new roof/gutters, 3 windows and new paint.

The electrical was upgraded in recent years as well. 77 days held total with reno, listing and sale.

I am not married and don't have kids, with that respect was thinking if it would be right move to go for it, live there sometime do some upgrade and eventually leave renting the main house too but still that wouldn't even bring close to 1% unless make some good use of that land

Zillow has no clue the condition and upgrades on subject property.
