This type of policy has more coverage than a homeowner's policy, such as coverage for the loss of rents if there is damage that leaves it un-rentable. 

Else you'll have piles and piles of empty 24oz bud light cans everywhere and alot of damage and fights, not one mentioned the fights.  

If you skillfully dress them up with stone, brick, wood work etc, they can become a unique and stunning focal point that makes your house stand out from all the other houses that potential buyers are looking at.On the other hand, I think fireplaces increase liability if the property will be a rental unless you totally seal them off as others have stated.

I'm used to hearing about bad tenants damaging property or being a nuisance in other areas of the country. 

My tenants moved out, but they cost a lot of damage to the property.

To tear off and replace, I am looking at 15k before replacement decking (had a few quotes from both established crews and side-job roofers).I also had a leak a few months ago after a hail storm that I tried to go through insurance, but the claim got denied because there was not enough damage to break my deductible.

It is definitely considered a distressed property that needs about $30K worth of rehab, water damage.

You have procuring cause on both sides along with any damages the buyer will suffer.  

All that said I would not discuss the child's disability with this mom at all except where it results in damage to your property, if the noise is coming from ongoing door slamming, wall hitting, etc.
