I'd like to mention I heavily appreciate the content and information BP provides. 

The reality is I'm likely to purchase a MFH out of state - heavily leaning towards a few neighborhoods in Chicago. 

I've been weighing putting hanging/track barn doors on the opening to the living room to provide some definition but am not married to the idea.Bottom line is that I'm trying to market around the design flaws because we don't have the budget to heavily redesign.  

Because of this, I think your experience and success will vary heavily based off which areas you choose to invest in, and the team you put together.

My Broker is now heavily involved in the transaction (thank the lord).I have just been following the contract that she wrote and trying to come to a Win/Win situation. 

The brokering real estate without a license realm is huge, heavily promoted, and often with the worst advice and lack of integrity.

Advising you where to go to get your answers depends heavily on that end goal.

So they heavily play into that aspect of it.

I am not familiar with the Florida market, but the "ideal tenant" depends HEAVILY on location, surrounding business, size of the space, condition, and price point.

I agree with Ramsey that you should not invest heavily until all your debts are paid off.
