I've noticed that a lot of the tenants in these mobile home parks that I'm looking at have very delinquent taxes.

there is no scheduled maintenance and if there is some recall or something they send mobile service too U..  

Hence, they want to be mobile - move/relocate to cities where the jobs are.

I am currently debating on purchasing an under performing small mobile home park.

I have considered NH which is a few hours drive and could look for a lake house near some ski mountains or snow mobile trails. 

During your lease agreement signing with tenants, be sure to have a dedicated section in the lease agreement that spell out clearly how the rent to be collected and emphasis on Late Fee, rent is due on the 1st of the month, 10% late fee apply on the 2nd ( no grace period), 5th day send out pay or quit notice, 9th day file eviction, you get the idea and you can revise it accordingly..

I have found a private insurer for mobile homes that do not require an elevation, but has to be an owner occupant.

I recently dedicated myself to the goal out getting out of debt right before this interest in real estate investing.

This morning, I happened on a community here, in Arizona, that is full of dilapidated pre-HUD mobiles on single lots.
