Do you think it is still possible to make some money on deals on the MLS that require little to no rehab?  

The deals I have seen work are larger 4 units $800k+ in class A/B+ areas mainly as those have less competition and atleast my market noth side chicago they still sell at decent real life cap rates.

I would just factor in the CG tax into my sales deal.

It’s a mediocre but not killer deal for me to not renew lease, rehab and rent to new tenants, as I’ll make only 8% COC.

That doesn’t affect their comps. 1 year ago the standard deal was $10k in closing help and a 6% 30 year loan as an investor. 

They're alway talking about the next deal, investing strategies like flipping, buy-and hold, and anticipating/reacting to the market. 

There is one business in particular that has been very tempting to try and acquire, but I am not sure the next steps to actually go about doing it.Questions like: Confirming it qualifies for commercial real estate loans (SBA), what type of network (brokers/lawyers/etc) would be needed to appraise and finalize a deal, and where to look for that network.
