Bottom line is that rehab and working with contractors is a tough one . and to do it remotely is doubly tough  out of sight out of mind.. but you know we have contractors local to us here in PDX who go dark. its just part of the business.

I usually don’t point this out, but the dark blue line, homes under $164,000 or less, is kinda all over the place because this includes homes with significant issues, such as foundation problems, for them to be so low in a market where the median price is $315,000.
