For example, the power tripped and the tenant is in the dark.

In case tenant go dark we will totally lose this amount on commission. 

I was clear on that, so why throw it at me and claim that is the smoking gun that makes my comment wrong? 

Cosmetic items could be relevant if your on a tight budget but making a simple list like: lawn cleanup, recarpet 2 of 3 bedrooms, new fridge, 8 windows need new blinds, are smoke detectors/CO2 up to current rental code, ect...

Hey Norman From my experience a 3bd/2ba for below $300k is a smoking deal in the Sunnyvale area.

I usually don’t point this out, but the dark blue line, homes under $164,000 or less, is kinda all over the place because this includes homes with significant issues, such as foundation problems, for them to be so low in a market where the median price is $315,000.
