New monthly PITI is $1785 a month.Going forward plansI plan to rent the house out next year (after the 1 year required time period to live in the property after the closing, as specified by the refi contract) at a market rent of $1800-$2000/month.

A couple of you I have privately PM'd and thank you, @Russell Braziland @Ned Carey.I have a property under contract due to close soon, and there is $120/year ground rent.

Who draws up the contract?

When I got a approved an family emergency presented and I notified my Realtor that I was not able to move in, the contract stated that if I terminated the contract early I was responsible for a penalty up to 2 month of the lease amount, I negotiated down with the landlord to have the last month of penalty reduced and she agreed.

Really looking for someone for a two year contract (until I am BIC eligible). 

Also, not one apartment complex I've seen in 10 years allows you to look through each unit, review leases, etc. until under contract...Have you ever bought an apartment complex???

They can not then legally sign another contract with you.

i just feel skeptical to beginning something i have 0 knowledge on , i dont understand where i get the contracts from or how to make the best contract ...how to make it the best legal way to where i cant be sued or any of that other stuff...

I have no idea about the potential differences in laws and construction/permitting/Contracting/lending requirements in Switzerland.
